What is Residential Construction?
Residential construction is the process of building individual and multi-family residences. Residential construction includes single homes, manufactured housing, and mobile homes.
The Residential Construction Process
1. Preparation and Foundation
The first step of residential construction in Houston, TX is applying for and acquiring the appropriate permits. Then the construction site is leveled and the foundation is poured.
2. Rough Framing
The shell of the house is completed in this step. The exterior walls are covered with plywood sheathing and the exterior windows and doors are installed.
3. Plumbing, Electrical, and HVAC
After the roofing has been installed, electricians and plumbers begin installing pipes, wires, and water supply lines. The HVAC ductwork is also installed at this step of the residential construction project.
4. Insulation
After all of the electrical, plumbing, and HVAC elements have been installed, the entire home is insulated. It’s important to use insulation with a good thermal performance value, as this will determine how well the material resists heat transfer.
5. Drywall and Exterior Finishes
Drywall is hung and taped at the seams to ensure the shell is not visible. Once the drywall is installed, it is painted with a primer coat. The exterior finishes, such as brick or siding, are also installed at this time in the residential construction process.
6. Interior trim and Exterior walkways
The interior trim, doors, baseboards, and molding are installed. On the exterior, the walkways and driveway will be formed at the time, as well as any patio or deck.
7. Flooring and Countertops
Tile and wood flooring are installed next. The exterior is graded to ensure proper drainage.
8. Mechanical finishes and Bathroom Fixtures
Mechanical finishes like lighting fixtures and switches are completed now. This is also the time when sinks, toilets, and faucets are installed.
9. Landscaping
Typically, the last step of a residential construction project is landscaping. Final touches on the interior are also installed like mirrors and carpeting.
10. Final Inspection
Once the residential construction project is complete, the builder should conduct a final inspection to check for quality and possible corrections or adjustments before the homeowners move in.
